Staging.... Why Is It Important?

“Home is not a place, it’s a feeling”. Clichéd, right? But clichés are what we need – Its what people respond to. This forms the essence of house staging, which is based on de-personalizing the property to let the buyers envision and feel themselves living in the house. This little trick sells properties 87% faster at a price 17% higher than non-staged properties! To learn some quick tips to make that perfect first impression, that too on a budget, read on.

  1. Woo with the Curb Appeal

They warn you not to judge a book by its cover, but you’re more likely to be interested in a book if the packaging is pretty. Similarly, to excite people about the interiors of the house, it should be ensured that the exteriors of the property are in excellent shape. Add instant sophistication to your property by doing a mini makeover of your mail box, dressing up the front door and adding an arbor or fence panel. A beautifully landscaped garden with some outdoor art adds that extra oomph to your property. When bringing home potential buyers during showings, the street outside the house should be given a quick sweep, your driveway should be squeaky clean, and some new light fixtures won’t hurt too. It is an investment which will pay off. Trust us.

  1. Raise your ‘Roof’ Game

Kick it up a notch by paying some attention to that roof.  This is essentially the most important, and probably the most expensive upgrade that you might need to make to your house. It is also an excellent negotiating point during the sale. Roofs can be updated by replacing broken or missing or shingles or paint where necessary. Potential buyers will not only be interested in how your roof looks, but the ventilation and energy efficiency and of course – warranties. If needed, give your house a facelift by replacing the roof.

  1. Neutral is the new Red

Be bold – but don’t show it on your walls while selling. Neutral colors add an elegant backdrop to make the space look more pulled together. This doesn’t mean your place has to look boring with an all-white or all beige everything – add a pop of color with an off-beat couch, quirky vintage accessories or bright cushions. Dress your house like it's royalty, but also lowkey wild at heart. It’s all about smart moves.

  1. Show off your Storage

The idea behind selling your house is to show off your storage - not your stuff. Keep your house organized and clutter free. It is a good idea to remove personal touches from the house – such as excessive family photographs. This enables the potential buyers to envision themselves in a ‘new’ house rather than trying to fit their lifestyle into ‘your’ house. Our suggestion – Host a garage sale of items that aren’t required, make money out of your clutter and invest it into upgrading your house. Lastly, to give an impression of a well-loved house, clean every nook and corner; clean it like there’s no tomorrow. This will make the buyers feel that the property has been well maintained and they won’t need to spend too much on upgrades once they move in.

  1. The Five Checks

Give yourself five mental checks by doing something for each of the five senses. Some beautiful scented candles or freshly sprayed room freshener create a welcoming aroma in your house. Similarly, fresh flowers, neat interior and interesting design features are a treat for the eyes. The sense of touch can be catered to by engaging different textures through use of different fabrics. Again- we cannot stress enough on the need of cleanliness; a clean table will always be more pleasing to touch than a dirt covered one. Slow, soulful music can brighten anyone’s day and set a good mood for the showing. Lastly, of course – freshly baked cookies during the showing are always a bonus!
